General
Guidelines
* No owner shall park, store or keep any vehicle, except wholly within
the lot, and any permanently or temporarily inoperable vehicle shall be
stored only in enclosed garages.
* All household and family pets, including dogs and cats, shall be kept
under control by the owner of the lot, either by leash, kennel fencing,
cage or in the residence.
* All other types of animals will not be allowed. This will include but
not limited to horses, cows, llamas and chickens.
* No lot or improvements (such as residences, fences or accessory
buildings) shall be in a state of disrepair, unsightly or untidy.
Improvements thereon shall be maintained at all times in a neat and
attractive condition.
* No billboards, placards, advertising or signs of any kind shall be
erected or placed on any lot, or in any window or door in any residence
or accessory building on any lot, with the exception of temporary signs
indicating that the property is for sale or rent, signs such as
“Block Parent” and signs displaying the owners name
and address. Such signs to be ornamental in nature and not to exceed
12” x 24”.
* Garbage storage shall be secure from animal interventions and be
screened from view.
The
developer reserves the right to modify, waive, relax or release any of
the restrictions or stipulations relating to any of the lots remaining
unsold including any restrictions or stipulations, which may become
binding on the developer by virtue of this Statutory Building Scheme.
If any lot is exempted from some or all of the restrictions hereby
created, the remaining owners shall not be entitled to enforce those
restrictions which are so modified, waived, relaxed or released.
Any
modification, waiver, relaxation or release by the developer or its
agent of any of the restrictions or stipulations relating to any of the
lots, including any restrictions or stipulations which may become
binding on the developer by virtue of this Statutory Building Scheme,
shall be made in writing and the owners shall be provided notice
thereof.
