Planning Guidelines

Size of Residence:
Each home must be a minimum of 1200 square feet of habitable space for one storey and 1600 square feet for two storey not including the garage area or basement area. If utilizing the walkout basement as part of the living area, then the main floor area shall be a minimum of 1000 square feet. Each home must contain a minimum two car attached garage.

Driveway location:
Each home site may be accessed by a single driveway not to exceed 14 feet in width where it crosses the road right-of-way.

Site Grading:
Site grading and drainage shall occur with minimal disruption to the landform and where possible follow the natural slope of the landform. Drainage patterns shall be identified on each proposed site plan.

Retaining Walls:
Retaining walls in general shall not exceed an exposed height of four feet. Wall materials shall be of the natural dry stacked variety. Higher walls if required will be allowed in areas not visible from the street.

Fences:
Fences must appear to be an extension of the residence and should conform to the overall theme of the development.

Accessory Buildings:
Any approved accessory buildings must be of a material consistent with the principle residence.

Signage and Address Identification:
All will be standardized at Parkside Estates.
